France rent revision (IRL) calculator
The new rent with the Insee reference rent index, according to the lease quarter, and the ban on revising the rent of a home rated F or G.
New rent
€606.91
1.15% increase: €6.91 more per month
- IRL 2nd quarter 2026: 148.37
- IRL 2nd quarter 2025: 146.68
- +€82.92 a year
Your rent of €600.00 becomes €606.91: €600.00 × 148.37 / 146.68 = €606.91, rounded to the cent (Service-Public formula).
The revision is not retroactive: it applies from the date of the request, and the landlord has one year after the lease’s revision date to ask for it; after that, it is lost (law of 6 July 1989, art. 7-1).
- The lease must contain a yearly revision clause: without one, the rent cannot be revised.

How it works
- If the lease of an empty or furnished home contains a yearly revision clause, the rent can be revised once a year according to the change in the reference rent index (IRL), published every quarter by Insee. The IRL to use is that of the quarter stated in the lease; if none is stated, it is the latest IRL published when the lease was signed.
- The calculation is: new rent = current rent × IRL of the reference quarter of the current year / IRL of the same quarter of the previous year, rounded to the second decimal. With a rent supplement, the sum of the base rent and the supplement is revised.
- The revision is not retroactive: the landlord (or the agency) can apply it within the year following the lease’s revision date, from the date of their request. After a year, a revision that has not been applied is lost. For a home rated F or G, revision is prohibited in leases signed, renewed or extended since August 24, 2022.
Worked example
Lease signed on July 20, 2025 at €600 a month, in mainland France: the latest index published at signing is that of the 2nd quarter of 2025 (146.68) and the new index is that of the 2nd quarter of 2026 (148.37). On July 20, 2026, the revised rent is €600 × 148.37 / 146.68 = €606.91, that is €6.91 more per month.

Good to know
- This page calculates the revision of a private-sector lease, empty or furnished, with no special clause. Social housing (HLM) and Anah-agreement homes have their own rules: the rent is revised every January 1 with the IRL of the 2nd quarter of the previous year.
- The lease needs a revision clause. No clause, no revision. In a mobility lease (bail mobilité), revising the rent during the lease is prohibited (law of 6 July 1989, art. 25-16).
- The revision is not retroactive: the landlord has one year after the revision date to ask for it, and the new rent applies from their request.
- The indices come from Insee (release of July 10, 2026). The next one, for the 3rd quarter of 2026, comes out on October 15, 2026: until then, the calculator cannot handle a lease whose reference index is that of the 3rd quarter of 2025.
- The landlord cannot apply an increase higher than the IRL’s.
Frequently asked questions
How do I calculate the yearly rent revision?
New rent = current rent × IRL of the reference quarter of the current year / IRL of the same quarter of the previous year, rounded to the second decimal (Service-Public). The calculator does it with the Insee indices.
Which IRL should I use?
The one of the quarter stated in the lease. If it is not stated, the latest IRL published by Insee when the lease was signed.
Can the rent of a home rated F or G be revised?
No, when the lease is signed, renewed or tacitly extended since August 24, 2022 (July 1, 2024 in Guadeloupe, French Guiana, Martinique, Réunion and Mayotte).
Can the landlord claim a revision they forgot?
Not for the past: the revision applies from the date of the request, and the landlord has one year after the revision date to make it. After that, it is lost.
Where can I find the IRL values?
On the Insee website, in the Journal officiel and on the Service-Public page about the IRL: a new index comes out every quarter.
