2.47% increase: €19.76 more per month
- IRAV of August 2026: 2.47%
- +€19.76 a month
- +€237.12 a year

It must be notified in writing, stating the percentage applied: the updated rent can be demanded from the month after the notification (article 18.2 of the LAU). INE data read on October 6, 2026.
- The rent can only be updated on each anniversary of the lease, and only if the lease provides for it: without an express agreement there is no update (article 18.1 of the LAU).
- The IRAV is the reference limit for leases signed since May 26, 2023. If yours is earlier or sets another index, what was agreed prevails.

How it works
- During the lease, the rent can only be updated on each anniversary of the lease and on the agreed terms: without an express agreement there is no update (article 18.1 of the LAU). The updated rent can be demanded from the month after the one in which it is notified in writing, stating the percentage (article 18.2).
- Law 12/2023 asked the INE for a reference index to serve as the limit for that update (eleventh additional provision of the LAU): the IRAV. The INE defines it as the lowest of the annual change in the CPI, the annual change in core CPI and an adjusted average rate, calculated with β = 2% (the ECB’s inflation target) and α = 0.5. According to the INE, leases signed after May 26, 2023 are reviewed with the IRAV.
- The IRAV of the month of the latest index published on the lease’s update date is taken. The new rent is the current rent × (1 + IRAV / 100), rounded to the cent.
Worked example
A rent of €800 and the latest published IRAV is August 2026’s (2.47%): 800 × 1.0247 = €819.76, that is €19.76 more a month and €237.12 a year.

Good to know
- The IRAV is the reference limit for residential leases signed since May 26, 2023. If your lease is earlier, or sets another index, what you agreed prevails, within the limits of the law.
- Without an update clause in the lease there is no rent update, not even with the IRAV.
- The text of the law changed recently: Royal Decree-law 26/2026 of September 29 amended article 18, but Congress repealed it on October 2, 2026 (BOE of that day) and the law went back to its earlier wording. It is worth checking the text in force before claiming.
- The data are from the INE (series IRAV1) and were read on October 6, 2026: a new month appears when the INE publishes it.
- Community charges and utilities do not count here: they follow their own rules (article 20 of the LAU).
